Pre-Listing   Consultation 

Every staging project begins with a paid, comprehensive, on-site consultation.  This is where we take a fresh, buyer-focused look at the home and create a clear manageable plan for moving forward.

Recommendations are prioritized and realistic, taking into consideration the sellers timeframe and budget, so that sellers feel supported rather than overwhelmed.

Sellers receive practical guidance they can act on immediately, along with a clear understanding of next-step options.

Consultation Fee:  $325 for up to 2 hours.  Larger homes (over 3500 sq. ft.) may take longer and require additional time.   


This consultation is the foundation for all additional staging services.

Optional Staging Enhancements

After the consultation, some clients choose to add staging enhancements - such as furniture, artwork, or accessories - to further elevate the presentation of the house.

Recommendations for enhancements are made thoughtfully and only when they improve buyer perception in a meaningful way. 

In most cases, when staging enhancements are added, the home is fully styled and photo-ready at the conclusion of the appointment.

Enhancement pricing varies based on the scope, items rented, and the amount of time needed to stage the home.  Most projects begin at $1200.00

Final Touch Photo Prep (As Needed)

After a seller has implemented the staging recommendations, they may need additional help with styling to put the finishing touch on the house before professional photography. This ensures the home shows at its best when it matters most.  

Professional photography is generally scheduled soon either the afternoon or next day in the morning, as the home is styled and ready.

Starts at $325.00 for up to 2 hours.

What is home staging?

Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging.  Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. When we are living in our homes, it is hard to see our homes objectively, the way that buyers see the home. Although some Realtors also offer staging services, many successful agents do not have the time or trade resources to properly stage a home.

How much does home staging cost?

For as little as a few hundred dollars you can have a detailed list of what you can do to maximize the value of your home!  

Why can't I staging my own home?

Home sellers are usually have a hard time staging their own home sucessfully.  Why? Because our homes are like our children; we don’t always see all of its flaws or how to make improvements. We’ve gotten used to the way it looks, and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most home sellers don't "stage" homes everyday for a living. That’s what HSR Certified professionals are for and that is where the greatest returns come in.

Why do I need to stage?

Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for10%+ more in a good market (see the Latest Home Staging Statistics).  In a buyer's market, there is more competition so your home needs to stand out online and make buyers fall in love with the home during showings.  

Can't home buyers use their imagine and look past my decor or empty rooms?

Only 10% of home buyers can actually visualize the potential of a home.  Often they are investors or flippers that will be tough negotiators on the price based on any flaws with the home.  In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximize returns. 

This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.
