As an HSR Certified Stager and designer, my home staging services help you elevate your property’s appeal so that it hits the market with an unforgettable impression from the very first glance. My goal is to help you increase your property’s marketability and make the home preparation journey as smooth as possible….and we may even have a little fun in the process!

The good news is that you don’t have to make major renovations or expensive upgrades!

Starting with what you already have, I will show you how to highlight the strengths of the property and showcase a home that is so inviting, potential buyers will see it as their future home and emotionally move-in!  When that happens, they will be motivated to make a very strong offer, and you get to move profitably into the next chapter!

Staging Foundations Consultation 


My staging process begins with a staging consultation. During the consultation, I begin with a quick initial tour of the home, then we walk through together and assess the curb appeal, exterior, and each room of the house as you take notes.   

Successful home staging must make sense for your budget, time, and effort. My recommendations give you the the optimal staging investment strategies and if there are recommendations that aren't within your timeframe or budget, we will look at options that will still give you the best return based on what you are able to do.  

You receive a detailed Home Staging Blueprint to use as a step-by-step guide so you can stage your home with confidence, or we schedule time for me to come back and help you.  Included in the consultation is a discussion on the priority recommendations that will yield the highest ROI along with other resources to to make your life easier through the selling process.

Follow the Home Staging Blueprint to Complete the Staging

The second step is for you to complete the staging tasks discussed during the consultation, such as pre-packing, rearranging furniture, etc.   

During the consultation, if we determined that simple yet dramatic cosmetic improvements, such as paint or new lighting, would give you the highest return for your staging dollar, those would be completed in step 2.

Working within your budget, I will only recommend purchases that will MORE than pay for themselves in the speed and dollar amount of sale.

Staging Enhancements & Photo Prep 

Over 95% of home buyers are online searching for homes BEFORE they visit a home.  Therefore it is critical to make that first impression unforgettable!  

The last step is to to complete final arranging and styling to get your home photo-ready for a strong entry into the market. 

You will be amazed at the dramatic transformations that can be made during a single Staging Day, starting with what you already have!  If any purchases/rentals were recommended as investments to sell your home, they are brought in as the third step.  

Owner Occupied Home Staging Services

Home Staging Foundations Pre-Listing Consultation  

In this intensive consultation, we will identify everything that needs to be done to improve the marketability of the home. You will receive a detailed Home Staging Blueprint to use as a step-by-step guide so you can stage your home with confidence.   

  • It starts with a phone call to learn more about your home and so I can research your buyer demographic, talk about what to expect and prepare for the Consultation.
  • I will do an initial tour of the home, from curb to backyard, and each room of the house. Then, using a photo-filled, detailed staging checklist we assess curb appeal and walk through each room of the house together so you can take notes.
  •  We will discuss the optimal, BIG return-on-investment, staging strategies your home will will captivate buyers online and during showings.  
  • You will receive a Home Staging Blueprint, and I will provide list of my Top 10 Priority Recommendations.   
  • I also share resources to make your life easier through the selling process such as Closet Organization Strategies, Open House Checklist, and more!

Starts at $300 for up to two hours.  

Homes over 3000 sq. ft. with multiple staging areas may require more time and cost to cover the larger home and more time spent on the project.  

Additional Consultation Time:  $125/hr.

Final Touch Photo Prep 

After the initial consultation, and you have completed the major staging tasks (repairs, packing, painting etc) if you need additional help I'm here to help you with get your home photo-ready with final arranging and styling that is so critical to getting the best marketing photos.   

  • Most clients ask me to come in the morning or day before photos, or the day before an Open House.
  • Your home will be ready for amazing "after” photos that will make buyers love your home!   

Starts at $125/-$200/hr. depending on size of team needed to complete the prep prior to photos.

*Home needs to be prepped and cleaned prior to my arrival.

Although professional staging is a fairly new industry, people have been fixing up their homes to sell for decades. These days, due to HGTV, Pinterist, and Instagram, home buyers have high expectations and are willing to pay quite a bit more for a home that looks like a model home!

What is home staging?

Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging.  Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. When we are living in our homes, it is hard to see our homes objectively, the way that buyers see the home. Although some Realtors also offer staging services, many successful agents do not have the time or trade resources to properly stage a home.

How much does home staging cost?

For as little as a few hundred dollars you can have a detailed list of what you can do to maximize the value of your home!  

Why can't I staging my own home?

Home sellers are usually have a hard time staging their own home sucessfully.  Why? Because our homes are like our children; we don’t always see all of its flaws or how to make improvements. We’ve gotten used to the way it looks, and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most home sellers don't "stage" homes everyday for a living. That’s what HSR Certified professionals are for and that is where the greatest returns come in.

Why do I need to stage?

Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for10%+ more in a good market (see the Latest Home Staging Statistics).  In a buyer's market, there is more competition so your home needs to stand out online and make buyers fall in love with the home during showings.  

Can't home buyers use their imagine and look past my decor or empty rooms?

Only 10% of home buyers can actually visualize the potential of a home.  Often they are investors or flippers that will be tough negotiators on the price based on any flaws with the home.  In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximize returns. 

This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.
